The project is a multi-family apartment project to be designed, permitted and constructed on
a 5.2 acre site near the corner of Folly Road and Albemarle Road. The design direction of
the project is a “wrap” scheme with 264 units within 4 stories of wood framed construction
surrounding a precast concrete parking garage for 357 spaces on 4½ levels. The unit mix
will include studio, 1, 2 and 3 bedroom units, with exterior balconies or sunrooms. The
project includes a 6,000 sq. ft. clubhouse with internet café, clubroom/game room, exercise
room, and sales office adjacent to outdoor courtyard on-grade with pool, trellis, grilling
area and landscaping. The apartment building(s) will have a 10 ft. first floor ceiling height
and 9 ft. ceiling height on upper floors. The complex will include both luxury market rate
units, and 15% workforce housing units undistinguishable from other units.

Our firm was part of the Architectural team with Niles Bolton, Sasaki Associates, and Wood Partners on this design competition for a major mixed-use project for the City of Charleston at Concord Park.  The project included 160 + condominium units over 30,000 + sq. ft. of retail, an office building, a 50 room hotel and plaza over a structured parking level of 200 + cars.  Estimated construction cost was $75-$80 million.

Factors Walk is a residential project located on Prioleau Street adjacent to Waterfront Park. The project includes 10 residential units in 2 buildings, including 3 townhouse units in the existing historic building, which was completely renovated and 7 units in a new three story structure over a ground level parking garage.

The project is a very high quality construction with concrete structure, tradition stucco and stone exterior and includes large exterior balconies facing the waterfront for all residences. Extensive security, landscaping and site amenities are included. All residences are on one level accessed by both private elevators and stairs. Extensive use of windows, French doors and balconies create a very open floor plan which is designed for entertaining and both formal and informal lifestyles. Highly visible project.

This project is a 36 unit residential complex located on a 6 acre site on the Atlantic Ocean on Daufuskie Island. The units are typically 3 bedrooms/3 bath units on one level with exterior balconies, and direct ocean views.

The site is heavily wooded and existing trees will be maintained to experience the ambiance and character of the site. The project is 4 stories in height and will be a concrete structure.

The design elements of the project reflect the context of the island and will include stucco exterior, standing seam metal roofs with broad overhangs and extensive hardscape with pool and landscaping. The extensive use of exterior columns and balconies reflect the traditional porches of the indigenous architecture of the area.

The Arboretum

The Arboretum is a multi-family residential complex located in the high growth area of Interstate I-526 and Ashley River Road near St. Francis Hospital complex. The firm designed a 246-unit complex of one and two bedroom units in two building types of 18 and 24 units. The buildings are three stories in height with parking located below the residential units at grade. As part of the complex, the firm also designed a 4,000 sq. ft. clubhouse/amenities building including an outdoor pool, office, conference and great room gathering space with fireplace and other amenities for the residents.
