NBBJ/Goff-D'Antonio Associates developed a theater renovation and master plan along with a phasing plan to completely renovate and expand this 800-seat theater for a variety of performance capabilities. The theater is used for performances of Spoleto Festival USA as well as by the College of Charleston and other groups. The theater is designed for opera, orchestral presentations, theater and dance performances. Under the masterplan, various items were addressed including life safety code compliance, handicap accessibility, creation of an orchestra pit, stage and technical improvements, addition of backstage and performance areas, addition of main floor and balcony side boxes, improvements and relocation of concession and restroom facilities and front of house functions, as well as mechanical, electrical lighting and acoustic improvements.


The first phase of work included the expansion of the orchestra pit and re-roofing. The second phase included improvements to the stage and addition of backstage performers facilities, lobby, restrooms and second floor lobby addition, mechanical, electrical, lighting and acoustic improvements and exterior renovations and additions.

Phase 2:  8,000 sq. ft. including football coaches offices, and team meeting rooms.

The firm provided A/E services to renovate four Residence Halls on campus. The existing buildings are three story stucco covered buildings with flat roofs. The scope of work included the design for new standing seam metal gabled roofs, repairs and painting of stucco walls, installation of new replacement windows, integration of new HVAC units to heat/cool hallways and common areas, repairs and replacement of water supply lines and drains in dormitory room showers. Work is to be completed for each phase over the summer months so that the residence halls are operational/functional for the fall. The project is broken into two phases so each wing can be renovated over two successive summers per the university’s request. Construction Cost $1 Million per phase.

Working in conjunction with Shepley Bulfinch Richardson and Abbott Boston, MA the firm was involved in the design of a new media center/library and the creation of two new science laboratories for biology and chemistry along with renovation to existing science classrooms for the high school/upper grades of this private girls school. The new facility will be state of the art and incorporate LEED principles which will benefit the environment, long term operating costs and life cycle costs of the facility. This project represents the first phase of a multi-phased master planned campus expansion to take place over the next five years. The new facility will be three stories in height constructed adjacent to Jenkins Hall and will include an entrance atrium which will serve as circulation space between Jenkins Hall and the new facility.

The project's initial effort was to prepare a study for the replacement of Chicora Elementary in North Charleston with a new school designed to up to date standards. Five sites were analyzed relative to parcel size, access, utility availability, and other factors to arrive at a preferred site recommendation. Currently, the project is moving forward with advanced design through the design development phase for the architecture and site design including the planned 87,000 + sq. ft. Title 1 559 student school, an open air shelter farmer's market and various playfields to be shared with the new military magnet school. The design includes shared community use space with the intent of making the school a true community school. The school will house pre-K through 5th grade and includes support functions such as media center, science, art and music rooms, multi-purpose/dining facilities and administrative space. Classroom wings are two story elements with all support and common areas on the first floor. The resulting design will be estimated to establish a construction budget and the completion of design and future construction are planned as part of Charleston County School District's anticipated future bond issue.

Working with Charleston County School District and Southern Management Group, the firm was retained to design a new 74,000 SF, 600-student elementary school to replace the existing school on the same 26-acre site. The school will house Pre-K through 5th Grade, and is being designed to meet sustainable/green building principles with extensive use of daylighting of classrooms and site orientation to take advantage of daylighting opportunities to reduce artificial lighting loads and reduce energy consumption. Other features include the use of high energy efficient heating and cooling systems, and recycled and environmentally friendly materials. The existing school will be used temporarily as a swing school to house students from other schools while their schools are being built or renovated. The existing school once demolished will be replaced with recreation fields and outdoor activity space to support the new school and local neighborhood needs.

Mason Preparatory School is a private combined elementary and middle school of
approximately 350 students. Goff D’Antonio Associates was retained initially to perform
a feasibility study to look at relocating the school or to expand and renovate the existing
school to address the needs of adding Kindergarten classrooms and bringing the academic
spaces to current standards for classroom sizes. This resulted in a master plan to add
a new lower school wing of eight classrooms, upgrade current facilities by combining
rooms to upgrade the size of existing classrooms, create a new main entry and lobby,
add a new student activities center to be used for physical education, team sports and
assembly along with additional classrooms. Phase I, the Lower School building, will start

Wallace office building, and construction of a new Judicial Center on an urban city block at Meeting and Broad Streets.


Project includes renovation of other existing historic structures on the site as well as design of hardscape for entire complex. The historic Courthouse project involves restoration of historic 1700's exterior facade as well as restoration and adaptive reuse of historic interiors. Our firm was in charge of interiors for this structure. The existing County office building, of 80,000 sq. ft., will be totally renovated and physically connected to the new Judicial Building, which will be 160,000 sq. ft. with 16 courtrooms. Goff-D'Antonio is part of the team which includes NBBJ and Cooper Robertson and Partners.

Folly Beach Municipal Complex

The firm provided architectural, planning, interior design and engineering services for a new City Hall and Fire Station. The project involved two phases which included building a new 3500 sq. ft. Fire Station which also temporarily housed the police/public safety department. The existing City Hall and old Fire Station were demolished and a new 10,800 sq. ft. City Hall was built in their place on the same site.


The City Hall building houses the City Clerk's offce, Administration, Public Works, Public Safety Department, Council Chambers, Municipal Court, Judges Chambers, Conference and Support Space. The exterior of the building is stucco and architectural storefront on a decorative CMU base. Vertical roofed tower elements articulate the exterior facade. Major circulation is along an interior arcade which faces the view of the ocean. Broad roof overhangs shelter the building from the sun. The front entry created the traditional front on Center Street.

The firm provided complete architectural interior and landscape architectural services including design, construction documents and construction administration for an annex to the existing U.S. Courthouse at Meeting and Broad Streets. The existing courthouse is a three story Beaux-Arts design by John Henry Devereaux built around the late 1800's. The location is the "Four Corners of Law" across from the 1700's St. Michael's Episcopal Church and adjacent to the historic residential area.


As a new building in one of the most sensitive historic areas of the country, the building was originally opposed by preservation groups and the final design represents the successful result of a long collaborative effort to create a design which successfully fits into this context. The building is a 4-story structure of 27,000 sq. ft. connected on all levels to the existing Courthouse. The exterior consists of granite panels over a rusticated granite base which replicates the base of the existing courthouse, so as to visually link the two buildings.

The firm provided programming assistance, urban design, planning, architectural design, interior design, landscaping, and all engineering disciplines for the renovation of 43,000 sq. ft. of space and 34,000 sq. ft. of new space for the City of Charleston. The existing building to be renovated will house City Police functions. The new building will house Municipal Courts, the Traffic and Transportation Department and the State Department of Motor Vehicles. The plan is designed to create a complex of buildings with an outdoor connecting public courtyard between the buildings. The new structures will be placed in front of the existing structure and are oriented toward the Ashley River with one building element turned to address the Corner of Lockwood and Fishburne Street.

NBBJ/Goff-D'Antonio in association with Cooper, Robertson and Partners performed architectural services on this project consisting of the complete renovation of two buildings, the J.R. Dean's Building (1856) and the Old Martschink Warehouse Building (ca. 1894), to create the Charleston Visitor Reception and Transportation Center. The VRTC serves as a point of orientation and information for individuals and tour groups visiting Charleston. The Dean's Building houses limited office space for City's Transportation Office, the Charleston Adventure multi-media presentation, exhibit and sales space, an information distribution area in a pre-Civil War structure. The Old Martschink Warehouse Building serves as a depot for tour buses and vans. Both of these buildings are part of a National Landmark District which comprises the country's oldest and largest conglomeration of railroad associated structures and are located across the street from the country's oldest municipal museum. The VRTC is adjacent to a major commercial urban revitalization effort. This project was awarded a 1995 Design For Transportation Honor Award by the U.S. Department of Transportation as well as local and regional AIA Design Awards.

Working in association with NBBJ, Goff-D'Antonio Associates provided complete interior architectural services for the renovation to this Nationally recognized historic landmark Courthouse. Designed to reflect its 1792 appearance and function as it did as a courthouse, the building has been designed to house a non-jury courtroom, probate judges hearing room, probate functions, marriage license, estate file viewing room, estate clerks and a conference room for County Council's use along with visiting judge, appellate judge and probate judges chambers. In addition, a law library and public lobby displaying the history and importance of the courthouse is part of the planned renovation. In addition to interior construction documents, Goff-D'Antonio Associates is providing construction administrative-services for both the exterior and interior renovation.

Roper Berkeley Center is a satellite heath care facility for Berkeley County, which was developed and owned by Roper Health care. The firm provided master planning, architectural, engineering, interior design and graphic services for this 18,600 sq. ft. free standing ambulatory care facility and related medical office building, which is the first phase of a multi-phased project. The ambulatory facility contains registration areas for both emergency room and outpatient services, physical therapy, radiology, psychiatric room and laboratory/conference area. Future phases include an outpatient surgery center and pharmacy. The complex is designed to allow development of the complex into a full-service acute care hospital.

The firm created the master plan and designed two medical office buildings on this 3 acre parcel in Ellis Oaks on James Island. The first building of 6,500 SF is designed as a build-to-suit for a dermatologist's office with space for an additional tenant and/or future expansion space. This single story building is designed to have a low country/island look with Bahama shutters, hipped roof with gable accents, roof dampers and a welcoming porch at the entry.


Sustainable design features include wide overhangs for solar shading, recycled materials and low maintenance landscaping.

Medical Office Building.


The firm under a design/build collaboration with a local contractor provided architectural and structural design of this 8000 sq. ft. freestanding medical office building for a group of five surgeons. The project, located on Albermarle Road in Charleston, is in the City Board of Architectural Review’s jurisdiction. The firm presented and achieved BAR approvals and worked closely with the Civil/Site engineer and MEP engineer in coordinating and integrating their work with the architecture.Elements in the building included; vaulted reception/waiting area, five exam rooms, a procedure room, laboratory, business office, large records/file room, individual doctors offices and support space. The building is a contemporary design with brick, glass, aluminum panels and tubular brackets to support the wide overhangs at the glass box reception/ waiting space.

Working with a medical office development consultant and Dr. Mittelbronn, Goff D'Antonio Associates developed the plans for a two-story, 12,000 sq. ft. building. Coastal Dermatology will occupy the entire second floor, and lease space on the ground floor to perspective office or retail tenants.


The space plan for the medical offices includes; separate waiting areas for clinical and cosmetic skin treatments, exam rooms, laser treatment rooms, laboratory, nurse's work areas and support space. The plan is organized with business office and staff work areas centered within the space with separate corridors for clinical and cosmetic skin care. In state-of-the-art dermatology offices, Goff D'Antonio Associates is seeing a trend in separation of clinical and cosmetic exam and treatment areas like the one planned for this facility.

Trident Medical Center / Labor and Delivery Renovation

This Trident Medical Center project involved the renovation of the Labor and Delivery wing which comprises approximately 7,000 square feet of the second floor.  This renovation was completed in four phases.  The first phase, completed in June of 2012, introduced new finishes and bathrooms to five of the Labor and Delivery Rooms.  New hydromassage bathtubs, wood veneer cabinetry, tile showers with glass mosaic accents, new lighting and fresh paint were introduced.  The second phase, completed in October of 2012, included the total renovation of four Labor and Delivery rooms to meet current DHEC regulations and to create a spa-like feel to their birthing areas.  Each room size was enlarged to include a private bathroom with hydromassage bathtub and tile floors and walls with mosaic accents.  The rooms received new wood tile floors, built-in wood cabinetry and window seats, new lighting and wood accent ceilings.  In keeping with the spa-like feel, the headwalls were designed to hide all medical gases and connections.  The third phase involved the renovation of the Labor and Delivery Operating Rooms and Medical Preparation Room.  Each OR was enlarged and received new lighting, heat-welded sheet vinyl flooring, metal and glass cabinetry, wall-mounted computer stations, IPod docking stations and in-ceiling speakers.  Phase four concentrated on bringing the public and employee areas up-to-date, including new casework at the Nurses' Station, new paint and handrails in the corridors, and a new Nurses' Break Room.  Our firm provided architectural, engineering and interior design services for the entire project.

The project consists of the renovation of the Orthopedic and Neurology floor of Trident Medical Center.  The Ortho/Neuro department is located on the 6th floor and is approximately 20,000sf.  The design includes the addition of a new waiting area and coffee bar at the entrance to the 6th floor that is defined by a dropped ceiling and decorative glass partitions with new lighting, furniture, casework and countertops.  The main nurse station design is to include new casework, lighting and countertops, and a slightly enlarged work area.  Each hallway will be painted and equipped with new handrails and wall protection, and all the patient room restrooms will be renovated to include new floor and wall tile, new handicap accessible fixtures and accessories.  The design also includes the addition of a nurse substation along one wing of the floor to include new casework, lighting and countertops, and additional work areas for 4-5 nurses.

MUSC occupies the entire first floor of roughly 5,500 sq. ft.  The firm provided space planning, architectural, mechanical, plumbing and electrical engineering services.  The space includes: waiting area, business office/reception, ten exam/treatment rooms, radiology, nurses work areas, doctors office, restrooms, practice manager's office and staff support space.  Unique features of the plan include wider corridors for easy access to all exam/procedure rooms and x-ray, bright colors and accent colors for each exam room, and young children's play/discovery area within the waiting area.

The nursery renovation at Trident Medical Center involved the design for a Level IIE nursery in their existing second floor nursery space. The design included space for 14 newborn babies with 5 of those spaces accommodating intermediate and/or intensive care neonates. The design also provided a new family waiting area, a renovated main nurses station with several small satellite nurse stations, and addition of a private lactation and consultation room. Interior finishes were selected to promote a bright and lively environment that would encourage and promote the development of the newborn babies.

The firm provided architectural, design, construction documents and construction administration for this adaptive reuse and renovation. This 12 story office building at 4th Avenue and Church Street was converted into a 192 room Courtyard by Marriott Hotel.

The 150,000 sq. ft. hotel includes lobby, administrative areas, restaurant dining and lounge, kitchen, conference spaces, hotel services, staff lounge and lockers, indoor pool and spa and exercise facilities, and ancillary spaces including sub-basement staff parking. The building is on the National Register and will receive historic tax credits. Elements such as the renovation of the existing exterior of the building, restoration of marble floors, elevator surrounds on the lobby level and restoration of the banking room into a dining area must all meet historic restoration guidelines.

The building was built in two phases including the original turn of the century structure and a 1940's addition. The construction includes replacement of floors in the old structure, new roofs, and total replacement of all interior walls and partitions to create an up-to-date well-functioning hotel. The firm is working on the design of this 185 room hotel located on the Charleston peninsula on a prominent parcel of land facing King Street and Marion Square (formerly the Charleston County Library site).

This project was the renovation of, and conversion of the Best Western Hotel to a Holiday Inn Express. Rooms were refurbished, and the existing entry and entry lobby were moved to the front of the building. A new lobby, coffee shop, and lounge were created and a porte cochere was added to the front of the building.

The exterior of the building was redesigned to create a new look. Goff D'Antonio Associates assisted in the design and design permitting with the City, as well as Construction Administration.

The project is a 3 story 105 room Holiday Inn Express hotel to be located on a 2.2 acre site at Highway 17 North at Stockade Lane in Mt. Pleasant, SC. The design of the hotel was based on the elements in the new Holiday Inn Express prototype design with changes as required by the Town of Mt. Pleasant design requirements and height restrictions.The building will have a front drive-thru canopy and outdoor pool area in the rear. The prototype design was modified to vary the facade design and to articulate the building height at the parapet. Exterior materials were changed to brick. The structural system was changed from wood frame to CMU/concrete planks and structure was designed for seismic/hurricane wind loads.

This is a mixed-use retail/office residential development on King at Woolfe Street near the newly announced Midtown development.  The project is the renovation of an existing 2-story building at 526 King Street, and a construction of a new building of 3 floors adjacent and to the north of the existing building.

The project will have ground level retail/restaurant in the existing building and the new building facing King Street.  The second floors of these two buildings will have office space.  The third floor of the new building will be one residential condominium of approximately 2000 sq. ft. with a private roof terrace, balconies, and exposed brick walls with high ceilings.

This project located in Columbia, South Carolina is a suburban Office Building designed for multi-tenants in a single story 35,000 sq. ft. facility. Features of the building include field stone columns, brick exterior walls and ribbon glass windows with a hipped/gabled roof. The site is located at the northwest corner of I-26 and I-20 in a bluff overlooking I-20. Unique features of the building includes raised computer plenum floor for over half the building. The lobby has unique features including a fireplace and T.V. lounge/waiting area, with special vaulted ceiling and lighting.

This project included master planning, design, construction documents, construction administration, landscape architecture, interior design, graphics and space planning for an office complex planned for three connected phases of 60,000 sq. ft. each. Two buildings have been completed to date. The masterplan included a structural parking garage in the rear. Exterior of the complex is precast concrete and architectural storefronts. Each phase includes a three-story entry lobby. The firm has completed interior space planning and design for tenants of the building. This project was awarded a Prestressed Concrete Institute design award in 1987.

Factors Walk is a residential project located on Prioleau Street adjacent to Waterfront Park. The project includes 10 residential units in 2 buildings, including 3 townhouse units in the existing historic building, which was completely renovated and 7 units in a new three story structure over a ground level parking garage.

The project is a very high quality construction with concrete structure, tradition stucco and stone exterior and includes large exterior balconies facing the waterfront for all residences. Extensive security, landscaping and site amenities are included. All residences are on one level accessed by both private elevators and stairs. Extensive use of windows, French doors and balconies create a very open floor plan which is designed for entertaining and both formal and informal lifestyles. Highly visible project.

The site is heavily wooded and existing trees will be maintained to experience the ambiance and character of the site. The project is 4 stories in height and will be a concrete structure.

The design elements of the project reflect the context of the island and will include stucco exterior, standing seam metal roofs with broad overhangs and extensive hardscape with pool and landscaping. The extensive use of exterior columns and balconies reflect the traditional porches of the indigenous architecture of the area.

The Arboretum is a multi-family residential complex located in the high growth area of Interstate I-526 and Ashley River Road near St. Francis Hospital complex. The firm designed a 246-unit complex of one and two bedroom units in two building types of 18 and 24 units. The buildings are three stories in height with parking located below the residential units at grade. As part of the complex, the firm also designed a 4,000 sq. ft. clubhouse/amenities building including an outdoor pool, office, conference and great room gathering space with fireplace and other amenities for the residents.

project includes a 6,000 sq. ft. clubhouse with internet café, clubroom/game room, exercise
room, and sales office adjacent to outdoor courtyard on-grade with pool, trellis, grilling
area and landscaping. The apartment building(s) will have a 10 ft. first floor ceiling height
and 9 ft. ceiling height on upper floors. The complex will include both luxury market rate

The White Oak Manor nursing home in Rock Hill is an older nursing home, originally built in the early 1970's. The one story structure had an institutional look inside and out, with numerous 4-bed wards and inadequate therapy, administrative and storage facilities. The purchase of adjacent property allowed the opportunity to eliminate all of the four bed wards and provide an upgrade of both the image and the facilities.

A new 15,000 SF wing is designed to accommodate 21 residents in 17 private and two semi-private rooms along with community living, dining and outdoor courtyard spaces utilizing the household concept model. The new wing also incorporates a fully equipped physical and occupational therapy suite and staff areas. In the existing building, semi-private rooms with shared full-sized bathrooms were created in the place of the existing 4-bed wards. Previously enclosed dayrooms in the existing facility have been opened up and improved to provide a more residential feel and a more interactive setting for the residents and staff. The major entrances and the front of the existing building were renovated to blend in with the updated and more residential look of the new wing.

The White Oak Manor nursing home in North Charleston is an older nursing home, originally built in the 1970's and expanded in 1987. While considered one of the best skilled nursing facilities in Charleston, the one-story structure had numerous four-bed wards, and inadequate administration area and storage facilities.The challenge was to eliminate all four-bed wards and provide new semi-private and private rooms while maintaining the same bed count, all within a very limited site area. In addition, the owner wanted to add a wing focused on therapy and rehabilitation.

A new 8000 SF wing, designed to connect seamlessly to the existing building, accommodates 26 residents in twelve semi-private and two private rooms, along with a new dayroom, therapy room, and nurses station. Six newly remodeled semi-private rooms with shared full-sized bathrooms have replaced the pre-existing four-bed wards. A new secure courtyard for the residents, accessed via the new dayroom, was created between the new addition and the existing building.

The firm provided land planning, architectural design, and construction documents for a seven acre, 70 unit attached housing condominium project for the Elms. This retirement community was planned for a full range of residential choices from individual detached homes through attached condominiums to assisted living and nursing home facilities.

The Deer Ridge Villas at the Elms includes six different unit types ranging in size from 700 sq. ft. for a one bedroom unit to a nearly 1300 sq. ft. two bedroom plus den unit. All floor plans are single story to accommodate the elderly.

Special emphasis was placed on convenience and the special needs of this age group including the ability to have oversized doors, additional bathroom floor area for ease of circulation and convenient kitchen layouts. All units were also planned for covered entries and screened porches.

The Assembly at Oakbrook was a 100 unit residential project with amenities designed for an adult senior independent living community to be located on a 3.8 acre tract of land in the Oakbrook development in the City of Summerville, SC. This parcel is part of a mixed use development, which will include an office building and a restaurant on separate parcels and is adjacent to existing retail.

The site fronts on Trolley Road on the east and faces Sawmill Branch Canal on the south. There is also a City park maintained by the Rotary Club, which includes walking trails which will be connected to the project. The design concept includes 4 floors of 25-30 residential units per floor plus amenities on first level project. Amenities include an entry lobby, a club room, offices, a bar/restaurant, an exercise area/spa and an outdoor dining/activity area.
